Description of the Site

The area of land allocated for the construction of the hotel - 0.5 hectares.

The site is located in the center of Novosibirsk.

Distance to key facilities of the city:

  • City Hall - 450 meters
  • Regional Administration - 500 meters
  • Novosibirsk regional council - 500 meters
  • Lenin Square - 450 meters
  • The nearest subway - 450 meters.

Travel time to airport «Tolmachevo» is about 25 minutes by car and to «North» 20 minutes respectively. To the railway station Novosibirsk-Main - 10 minutes.

The openness of the site and its elevation provide good visibility of the hotel.

Project Concept

The completion in 2010 of the construction of a modern 4-star hotel complex with an inventory of 189 rooms, under the management of the network hotel operator Hilton, and a class «A» business center.

  • The total area of the hotel - 11 007 sq.m.
  • The total area of the business center - 14 909 sq.m.
  • The complex has an underground parking lot with 175 parking spaces, an area of 5031 sq.m.
  • The total area of the hotel complex with the business center and underground parking - 25916 sq.m.

The hotel complex comprises of 3 conference rooms, meeting rooms, two restaurants and a cafe-bar. In addition, the hotel complex includes: a gym, SPA-salon, beauty salon, laundry and dry cleaning.

During the construction and decoration of the complex, modern high-quality construction and finishing materials were used, as well as the latest technological equipment to ensure a high level of comfort for both hotel guests and for those working in the business center.

Registration of lease rights to the selected plot of land, obtaining permissions, approvals and specifications
Term of implementation of Phase IV - 8 months

1. The principal solution to the issue in the administration of of Novosibirsk region with Novosibirsk City Council about site allocation. Signing of the investment agreement with administration of the region and Novosibirsk City Council.
2. Preparation of the Act, site selection and approval of all necessary permits, consents and monitoring bodies and institutions, with the order and necessary preparation and other expert opinions and projects
3. Preparation of technical specifications for connection to all the demanding communications with provision of necessary facilities (electricity, heat, water, sewer, gas, communications).
4. The question of removal of foreign communications networks evolved from the area to give them ownership of all of the necessary technical specifications and other documentation.
5. The order and conduct of a land survey of the site, ensuring observance of nature borders, staffing, all the necessary legal documentation of land use and its transfer to the Land Board for registration in the Unified State Register of Lands (EGRZ), statement of cadastral registration. Based on the entire set of documents collected by the initiation of the final decision on granting a lease of land, preparation and organization of the signing of the lease..
6. Registration of the right of lease in the Department of Justice for state registration of the rights to real estate and transactions with it.

Management of design and construction
Term of realization of Phase V:
- Implementation of design work - 6 months;
- construction - 30 months.

  1. Selection of the contractor from among the organizations involved in geodetic and geological surveys.
  2. Selection of a contractor from among the organizations involved in the design
  3. Obtaining a building permit.
  4. Selection of organizations of suppliers of materials and construction contractors for various types of construction work.
